Terms of Service

1. Agreement to Terms

By accessing or using SubletLA's platform, you agree to be bound by these Terms of Service. If you disagree with any part of these terms, you may not access our services.

2. Service Description

SubletLA provides a platform connecting property owners with prospective renters for mid-term rental arrangements (typically 3-12 months). We facilitate background checks, lease agreements, and secure payment processing.

3. User Responsibilities

For Property Owners:

• Provide accurate property descriptions and photos
• Maintain property in habitable condition per CA law
• Respond to renter inquiries within 48 hours
• Honor confirmed bookings and lease agreements

For Renters:

• Provide truthful information during background checks
• Maintain property in good condition
• Pay rent on time as specified in lease agreement
• Report maintenance issues promptly

4. Fees and Payments

For Renters: One-time background check fee of $45. Optional credit check fee of $18 for leases 6+ months or rent exceeding $3,000/month. No monthly service fees.

For Property Owners: 3% service fee on confirmed bookings, charged only when rent is received. No listing fees or monthly charges.

5. Cancellation Policy

Cancellations must be made in accordance with the specific terms outlined in your lease agreement. Generally:

• Cancellations 30+ days before move-in: Full refund minus background check fees
• Cancellations 7-30 days before move-in: 50% refund
• Cancellations less than 7 days before move-in: No refund

6. Prohibited Activities

• Subletting or assigning the rental without written owner consent
• Using the property for illegal activities
• Creating fake listings or providing false information
• Harassment of other platform users
• Attempting to circumvent platform fees

7. Dispute Resolution

Any disputes arising from use of SubletLA services will be resolved through binding arbitration in Los Angeles County, California. Both parties waive the right to trial by jury.

8. Limitation of Liability

SubletLA provides a platform for connecting parties but is not a party to any rental agreement. While we conduct thorough verification, SubletLA is not liable for damages exceeding the service fees paid by the user.

9. Insurance Coverage

All rentals include $1M liability insurance provided through our insurance partner. Coverage terms and exclusions are detailed in the insurance policy document provided at booking.

10. Changes to Terms

SubletLA reserves the right to modify these terms at any time. Users will be notified of significant changes via email. Continued use of the platform constitutes acceptance of modified terms.
